ABOUT CHLT

The Community Housing Land Trust of Rhode Island (CHLT) is a non-profit affiliated with the Housing Network of Rhode Island with a mission to expand and maintain the supply of long-term affordable housing available for generations of Rhode Islanders. CHLT partners with developers and municipalities throughout the state to develop affordable homes, utilizing various forms of public subsidy. Post construction, CHLT works with homeowners, tenants, rental property owners and property managers to support and maintain ongoing compliance for the duration of the deed-restricted period. There are two legal mechanisms that can be used to preserve affordability, the first being a ground lease and the second being a deed restriction.

I have been in real estate and new construction development for over 20 years and have been a listing agent on several projects that have incorporated Affordable Housing units in their sales. I have worked with two other monitoring agencies and did not have good experiences. I was referred to the CHLT by a number of builders and other realtors at a networking event 6 years ago and have been working with them ever since. I was extremely impressed with how our first transaction went and each and every one since. Not only is Melina extremely knowledgeable and personable but she’s also very responsive, answers all of my questions and our client’s questions in a timely manner. She is very professional and dedicated to her work and it shows in how she conducts business day to day. Ms. Lodge takes the time to properly screen and qualify the buyers and fully explain the process which in turn makes my job much easier.

We have been homeowners for the last 5 years.  Last year we experienced the need for a major home repair and had no idea where to turn.  We ended up calling our monitoring agent and boy, are we glad we did!  Melina was able to direct us to grant funds that could help lower the cost for us, helped us navigate the process and even chased down answers when we couldn’t get them ourselves.  She genuinely cared that we had a good experience and it was so nice to know we had such a powerful advocate in our corner.

The CHLT has been such an asset to us on our projects.  Melina is a great problem solver – her ability to talk through issues and imagine/propose alternatives is really superior.  The number of people that she has relationships with is truly impressive and she is more than willing to leverage those relationships to help you.  In our most recent project, we got hung up on receiving Certificates of Occupancy because there was some miscommunication within the Town as to what was needed to proceed.  Melina offered to call the Town staff person, explain the process and see if was possible to find a way forward.  Two hours later we had a email from the town staff person releasing the CO’s!
